The Step-by-Step Homebuilding Process

The homebuilding process involves several key steps, from initial planning to the final touches. Understanding the basic phases of a custom building project can help you feel more prepared and confident as you embark on one of the biggest projects of your life.

 

1. Pre-Construction

This crucial phase includes project feasibility, architectural and engineering plan development, preliminary budget creation, interior design coordination, specifications, and permitting. We also establish a regular meeting schedule to keep you informed and involved.

2. Site Preparation

We prepare your site for construction, which includes surveying, clearing, grading, excavation, and setting up temporary utilities.

3. Foundation

We excavate and install the foundation, which may be a concrete slab, crawl space, or pilings depending on the design and location of your property.

4. Framing

We erect the structural frame of the building and “dry in” the home by installing a weather-resistant barrier, windows, doors, and roofing underlayment.

5. Rough Plumbing, Electrical, and HVAC

The rough-in components for plumbing, electrical, and HVAC systems are installed before walls are closed up.

6. Insulation and Drywall

We insulate the walls, ceilings, and floors for temperature and sound regulation and install wall and ceiling coverings to create interior walls.

7. Interior Finishes

Flooring, cabinetry, countertops, trim, moldings, and other interior finishes are installed. We also complete the electrical and plumbing fixtures and begin painting.

8. Exterior Finishes

Exterior finishes such as siding, brick, roofing, porches, and decking are applied.

9. Final Inspections

We schedule and pass final inspections from local building authorities to ensure compliance with codes and regulations.

10. Landscaping

Landscaping and outdoor elements, such as driveways, walkways, and grading, are completed.

11. Final Touches

Fixtures, appliances, and other final touches are installed to complete construction.

12. Final Inspection and Occupancy

We conduct a final inspection to ensure all work is completed according to the approved plans. Once approved, the certificate of occupancy is issued, allowing you to move into your beautiful new home.
